Crystal Beach Vacation Home Rental Statistics

Anne Willis, the owner and broker of the Bolivar Peninsula's popular Swedes Real Estate company, recently implemented new technologies to streamline operations, reduce costs, improve customer service, improve internet market reach, make property searches easier and collect statistical information.

Now armed to the teeth with statistical information about the Bolivar Peninsula area, Anne Willis says "We have the data now to show what I already intuitively knew - that the Bolivar Peninsula rental demand is growing and there are more renters than there are homes to rent". The financial term for such a market condition is called: Supply Exceeds Demand. An enviable position for an area to be in, especially in today's real estate market.

"We manage over 275 rental properties and book almost every one of them for the summer season by February every year and our average rental rate is equal to or even higher than Galveston Island. People just like the family-oriented getaway atmosphere of the Bolivar Peninsula" - says Anne Willis

With the area's relatively low median prices combined with strong rental demand, most homeowners can pay for their mortgage from rental incomes. A very rare market condition in the Untied States at this time. It's no wonder that several new resorts are now under development to enhance the area's appeal and offer more product variety. Something the community welcomes with open arms.

It also helps the rental return on investment (ROI) that Swedes Real Estate provides complete property management services for only 20%, which is 15% below the typical coastal management rate of 35%.

Anne Willis says she is able to keep her fees lower because of the large number of rental properties she manages and because her company does not rent to spring breakers and others like them who cause a lot of property damage and mess when they rent.


Another striking statistic is that the median prices on the Bolivar Peninsula are almost half that of the nations other coastal areas and that total sales dollars and sales volume continues to rise year and year.
