Rental Agreement

FAMILY ENVIRONMENT: We rent to families and accept reservations only from adults (25 years or older). No prom or spring break parties (chaperoned or otherwise) will be allowed. No exceptions will be made and no keys given to anyone but an adult. If violation of this policy is discovered, all parties will be asked to leave immediately, and no refunds of rent and/or deposits will be given. Certain houses allow weddings and events. Swede’s will be happy to assist with your plans.

LENGTH OF RENTAL: Rental weeks are available two ways in peak season: Monday noon to Sunday at 4:00 p.m. or Friday noon to Thursday at 4:00 pm. Weekends in peak season are booked only when they do not present a possible time loss. Winter and spring is more flexible but there is a 2 night minimum.

MAKING YOUR RESERVATION: A reservation charge of approximately 50% is required on all rentals when making reservations. Reservation deposits may be made by Mastercard, Visa or Discover. You may also send in a personal check for the initial deposit. This deposit holds the beach house for you exclusively and is part of your rent, taxes and fees. IT IS NOT REFUNDABLE OR TRANSFERABLE. ACCIDENTAL DAMAGES: Accidental damage waiver plan is included for any damages/accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $1500.00 in accidental damage. Any damage or accident that is not covered under the policy will be the responsibility of the tenant. A $70.00 processing/damage waiver fee is charged on all reservations.

HURRICANE POLICY: Swede’s is now offering travel insurance. Travel insurance must be purchased and paid in full within 30 days of checkin, or final payment—whichever comes first. Because Swede’s is now offering travel insurance we will no longer offer refunds in the event of a hurricane. Sorry, but we do not give discounts for rain or bad weather. TAXES/DEPOSITS/OTHER FEES: Hotel/motel tax of 6% is charged on all reservations. If a house is pet-friendly or has a lift in which the owner allows usage, there is a $100 fee plus tax charged for this as well. Some houses have mandatory linen fees and cleaning fees. Optional linens and cleaning are available with all houses. Please speak to a rental agent about these services.

CHECK IN PROCEDURE: You may check into your beach house from 12:00 p.m. until 5:00 p.m. If checking before 5:00 p.m. presents a problem, please call the office ahead of time to make other arrangements. If you are checking in a day other than the first day of your reservation, please notify us what day you are arriving so that we do not assume that you are not coming. Any balance is due and payable no later than the check in date, and may be paid by credit card, cash, cashier’s check or money order. No personal checks will be accepted at check in.

PET FEE: A non-refundable pet fee of $100 plus hotel/motel tax is required on houses that allow pets, and could be charged on houses designated no pets, if pre-approved. No more than 2 small to medium sized pets are allowed at any pet-approved home. No Dobermans, Rottweilers or pit bulls are allowed at any home. Bringing a pet inside a “no pet” home could result in additional charges or forfeiture of your damage deposit. Cats are excluded from many pet-friendly homes. Please ask.

RENTAL CAPACITY: In order to make your stay as enjoyable as possible, please do not bring more people than the beach house sleeps, as most beach houses are on septic systems. The total number of persons allowed in the unit at any one time is restricted to the stated limit for each property. If you are having day visitors, please discuss with a rental agent as to rules. Overcrowding could result in a loss of your deposit.

CLEANING/LINENS: Linens are not provided at homes unless otherwise specified. Linens may be provided at any home for an additional fee. Houses should be left in the same condition in which they are found. Cleaning instructions are provided at each home. The tenant may pay for housekeeping services. Swede’s reserves the right to charge for extra cleaning that may be required, or for excessive pet hair in a house.

BEACH PARKING PERMIT/DUNES: Galveston County requires that all vehicles and golf carts parked on Bolivar Peninsula beaches display a permit. The permit costs $10.00 and can be purchased at Swede’s or any grocery store. The dunes are our last measure of protection for our beaches. Please stay off the dunes and obey all rules for the beaches.

PLEASE KEEP OUR BEACHES CLEAN! MAINTENANCE/INTERNET/SATELLITE TV: We make every effort to keep each property and its equipment in good working order. In the case of a breakdown, we will strive to repair it as soon as possible and make a reasonable effort to resolve any problems. We cannot guarantee the working order of satellite tv and/or the internet. No refunds will be given for non-working items.

CAMPERS/TRAILERS/RVS: No campers, trailers or RVs are allowed on any property. ERRORS: Although every precaution is taken by Swede’s Beach Properties, errors in price and description can occur in printing. We reserve the right to correct such errors; however, we cannot give refunds. Swede’s Beach Properties reserves the right to cancel a confirmed reservation (with good reason, i.e. sale of property) at any time. If a comparable property cannot be found the tenant may choose any available property. Swede’s will not be responsible for any price difference.
